Frequently asked questions

Practical answers about modular and mobile homes — lead times, transport, paperwork, warranty.

Ordering and lead times

How long does it take to build a house?

+
Three months in our production hall in Bialystok as a rule. The full cycle from order to a finished house standing on your plot is 3.5-4 months (enquiry + design + production + transport + installation).

What is the shortest possible wait?

+
Models available off the shelf are delivered in 2-3 months. A full build configured from scratch takes 3.5-4 months.

Can I come and see a house before buying?

+
Yes - our showroom in Bialystok has the models available off the shelf on display. The quality handover also takes place at our site, or remotely via photographs.

Transport and installation

Do you arrange transport?

+
Yes - we organise oversize transport ourselves. All permits, civilian pilot vehicles, police escort where required, plus loading and unloading at your site.

What is the largest house you can transport?

+
Standard transport covers houses up to 4.20 m tall, or 4.60 m including the trailer. Anything taller needs an individual calculation and an alternative route. Without special permits, width goes up to 3.40 m and length to 13-15 m.

Is a crane needed?

+
A crane with a spreader beam is needed at the unloading point, usually arranged locally. The house is set down on adjustable supports or a foundation. Crane size depends on weight and location.

Paperwork and law

Do I need planning permission?

+
Under Polish law, mobile homes up to 35 m² only need a notification. Modular homes above 35 m², or any house on a foundation, need building permission. We support you through the entire design process.

Which VAT rate applies - 8% or 23%?

+
In Poland, the 8% rate applies to private individuals building a residential house above 35 m² under a building permit. Mobile homes and anything below 35 m² carry 23% VAT.

Is an online order binding?

+
The configurator produces a quote. What binds either side is always a written order, placed after a conversation with our sales team and a deposit.

Structure and materials

Is the house suitable for year-round living?

+
Yes. Standard insulation is 20 cm of KNAUF mineral wool (λD = 0.035 W/mK) or PUR foam, meeting the Polish WT2021 and WT2025 thermal requirements. Underfloor heating and air conditioning come as standard in the premium fit-out.

What is the structure made of?

+
A steel frame of 100×50 mm sections with a timber grid. OSB boards, 10 mm on walls and 22 mm on floors. Wind and vapour barrier membranes. Vinylit cladding. Trapezoidal sheet metal roof.

What heating is fitted?

+
As standard: electric underfloor heating plus an inverter air conditioner that both heats and cools. Options include a gas boiler room, a heat pump, solar panels and an electric fireplace.

Warranty and service

What warranty covers the structure?

+
Five years on the structure and insulation as standard, extendable to fifteen. Selected components - appliances, fittings, heating - carry the manufacturer own warranty.

What happens if something breaks?

+
You contact our service department by phone or e-mail. Depending on the problem we either send a team out or help you remotely. Standard response time is 24-48 hours.
